LAP Construction is an emerging residential builder delivering high-quality homes across regional New South Wales. As part of a vertically integrated property group, we are building a scalable residential construction business with capabilities spanning land development, construction, and steel frame manufacturing.
We're looking for an experienced Estimating & Procurement Manager to establish and lead our commercial estimating and procurement function.
This is an outstanding opportunity to build the systems, processes and supplier relationships that will underpin the future growth of the business.
About the Role
Reporting directly to the Construction Director, you will be responsible for developing accurate project budgets, managing procurement, preparing purchase orders and supporting commercial decision-making across multiple residential developments.
This role extends beyond traditional estimating. You will work closely with design, construction and suppliers to ensure projects are accurately costed, commercially managed and delivered within budget.
As the business continues to grow, you will play a key role in establishing scalable estimating, procurement and commercial systems that support long-term success.
Key Responsibilities
- Prepare detailed quantity take-offs from construction documentation.
- Develop accurate project estimates and budgets.
- Obtain and evaluate supplier and subcontractor quotations.
- Negotiate pricing with suppliers and subcontractors.
- Prepare and manage Purchase Orders for approval and issue.
- Develop procurement schedules aligned with construction programmes.
- Benchmark supplier and subcontractor pricing.
- Maintain procurement registers and budget tracking.
- Assist with invoice verification against approved Purchase Orders and project budgets.
- Prepare variation costings.
- Identify value engineering opportunities.
- Maintain estimating databases and historical cost information.
- Work closely with the Design Manager and Construction Team to improve buildability and cost efficiency.
- Assist with supplier selection and preferred supplier agreements.
- Develop and continuously improve standard trade scopes, procurement documentation and Purchase Order templates.
- Support continuous improvement across estimating, procurement and commercial systems.
About You
You will have:
- Extensive residential estimating experience.
- Strong understanding of Australian residential construction methods.
- Experience estimating single-storey homes, duplexes and medium-density residential projects.
- Excellent knowledge of construction sequencing and build methodology.
- Strong negotiation and supplier management skills.
- Excellent commercial awareness and attention to detail.
- Advanced Microsoft Excel skills.
- Experience using residential estimating software such as Evolve, Companion or similar platforms.
- Strong communication, organisation and time management skills.
- A continuous improvement mindset with the ability to identify commercial opportunities and improve procurement outcomes.
