Caravan Park Manager

A well-established caravan park in the Ballarat region is seeking a reliable, hands-on and customer-focused Caravan Park Manager to oversee its day-to-day operations.
This role is suited to an experienced accommodation, hospitality, property or facilities professional who can manage guests, permanent residents, staff, bookings, maintenance and overall park presentation.
About the role
This is a part-time role that requires a Caravan Park Manager who will be responsible for ensuring the park operates safely, efficiently and professionally. The successful applicant will take ownership of daily operations, guest service, staff coordination, property standards and revenue performance.
This is a practical management position requiring a balance of administration, customer service and on-site operational involvement.
Key responsibilities
- Manage daily park operations, including guest arrivals, departures and enquiries
- Oversee bookings, payments, cancellations and online booking platforms
- Support guests, permanent residents and contractors professionally
- Coordinate reception, cleaning and grounds-maintenance staff
- Inspect cabins, amenities, powered sites, common areas and park facilities
- Ensure accommodation and sites are ready before guest check-in
- Monitor cleaning standards and maintenance completion
- Identify and respond to safety hazards, incidents and property defects
- Maintain accurate records for payments, incidents, maintenance and staff handovers
- Manage guest complaints and resolve issues promptly
- Monitor occupancy, revenue, expenses and operational performance
- Assist with pricing, promotions, online listings and review management
- Ensure Park rules, policies and workplace procedures are followed
- Escalate serious legal, safety, financial or operational matters to the owners
About you
The successful applicant will demonstrate:
- Experience in caravan parks, hotels, motels, holiday accommodation, property management or hospitality
- Strong customer-service and conflict-resolution skills
- Sound organisational and time-management ability
- Experience supervising staff and contractors
- Confidence managing bookings, payments and administrative systems
- Practical knowledge of cleaning, maintenance and property presentation
- Strong attention to detail and record keeping
- Ability to work independently and make sound operational decisions
- A calm, professional and accountable management style
- Availability to respond to urgent operational matters when required
Desirable experience
- Previous caravan park or accommodation-management experience
- Experience with property-management or online-booking systems
- Knowledge of Airbnb, Booking.com and other booking platforms
- Experience managing permanent residents or long-stay guests
- Basic financial reporting, budgeting and revenue-management skills
- First-aid certification
- Current Victorian driver licence
