What this opportunity involves:
JLL is seeking an experienced Property Services Manager to oversee daily operations at Melbourne Connect, a premium commercial property within our Lendlease portfolio. This is a hands-on leadership role responsible for ensuring optimal building performance, compliance, and exceptional client satisfaction through effective management of maintenance, cleaning, security, and vendor operations.
Reporting to the General Manager, you will work closely with building management, tenants, and JLL business units to deliver efficient, cost-effective property services.
An overview of the role:
- Ensure building and team compliance with all statutory requirements, Lendlease GMR performance standards, and good engineering practices
- Obtain certifications from contractors for essential services and prepare annual Fire Safety Statements
- Manage Environmental and Occupational Health and Safety requirements, including contractor inductions and risk management plans
- Conduct periodic building and plant inspections to determine repair priorities with safety as a key focus
- Supervise specialist contractors to ensure compliance with contract terms and Lendlease GMR standards
- Implement and maintain JLL's Planned Preventative Maintenance, TSR, Work Order Systems, and risk platforms (Edge, iComply, Prism)
- Manage tenant refurbishment processes, ensuring all approvals, certifications, and handover procedures are completed
- Champion sustainability initiatives including energy, water, and waste conservation programmes
- Prepare annual property operations and capital works budgets, with quarterly monitoring and updates
- Contribute to monthly operational reports and ensure remedial actions are implemented
- Lead and develop your team through JLL's Ops Aide Programme and site-specific risk auditing
- Serve as primary client contact for service delivery and tenant expectations
- Support ESG certifications through data provision, performance audits, and sustainability reporting
Sound like you? This is what we’re looking for:
- Minimum 5 years' experience as an Operations Manager in A Grade or Premium commercial assets
- Trade Certificate or tertiary qualifications (tertiary qualifications desirable)
- Demonstrated ability to prioritise work within tight operational and financial deadlines
- Strong customer service ethic with ability to manage tenant expectations
- Excellent communication skills across all organisational levels
- Proficiency in MS Word, Excel, and Outlook
- Flexible, adaptable approach to client processes and procedures
- Open to learning new web-based platforms for continuous service improvement
