About the Role
As part of QIC Real Estate's Graduate Program, you'll gain exposure to our Development and Asset Management, Capital Markets, Funds Management and Analytics teams through structured three-month rotations designed to build your understanding of the full real estate investment lifecycle.
During your first year, you'll gain practical experience across key areas of the business, contributing to major projects that support investment strategy, capital transactions, portfolio management, asset performance, development projects and data-driven decision making. This exposure will provide a holistic understanding of the real estate investment lifecycle and the way value is created and delivered for our investors and clients.
Working alongside experienced industry professionals, you'll contribute to project planning and delivery, financial analysis, stakeholder engagement, portfolio performance initiatives and strategic decision-making. You'll develop a broad understanding of how development and asset management work together to deliver long-term outcomes for investors, customers and communities.

About You

- In your final year of study and graduating in 2026; or
- A recent graduate seeking to commence a career in property, development, asset management or funds management.

About the Teams:
Development
QIC Real Estate's Development team is responsible for creating, transforming and enhancing places that deliver long-term value for investors, customers and communities. The team works across a diverse range of retail, mixed-use, commercial and urban regeneration projects, overseeing developments from concept through to delivery.
Asset Management
QIC Real Estate's Asset Management team is responsible for maximising the performance and value of a diverse retail property portfolio across QLD, NSW and VIC. Working closely with investment, leasing, development, finance and operational teams, Asset Managers develop and implement strategies that enhance asset performance, improve customer experiences and deliver long-term investment outcomes for QIC’s clients.
Together, these teams provide graduates with a unique opportunity to gain exposure to both the creation of places and the ongoing management of institutional real estate assets.
Capital Markets
Our Capital Markets team is responsible for sourcing, structuring and executing transactions that support the growth and performance of QIC Real Estate's portfolio. Working closely with internal and external stakeholders, the team provides exposure to acquisitions, divestments, joint ventures, capital raising and investment strategy, helping shape some of Australia's most significant real estate investments.
Funds Management
The Funds Management team oversees the performance and strategic direction of QIC Real Estate's investment funds and mandates. The team works closely with investors and investment professionals to deliver strong outcomes through portfolio construction, fund strategy, financial management, investor reporting and stakeholder engagement.
Data Analytics
Our Real Estate analytics team provides the insights that support investment, portfolio and capital management decisions across the real estate platform. You will maintain and develop financial models, analyse asset and portfolio performance, support investor queries and reporting, undertake benchmark analysis. You will gain exposure to budgeting, forecasting, capital management, and performance measurement, while developing strong technical skills in financial modelling, data analysis and reporting.

- Conduct market research and competitor analysis to support asset initiatives.
- Collaborate with leasing, operations, marketing and development teams.
- Help prepare investment papers, presentations and asset performance reporting.
Develop an understanding of how institutional property portfolios are managed to deliver long-term value.

Capital Markets Rotation
- Support financial analysis and due diligence for potential acquisitions, divestments and joint venture opportunities.
- Conduct market research on real estate sectors, assets, pricing benchmarks, investor activity and broader capital markets trends.
- Assist with the preparation of transaction materials, including investment papers, presentations, process updates and supporting analysis.
- Assist with data room management, document review and tracking of due diligence requests throughout transaction processes.
- Prepare briefing notes and analysis to support investment strategy, asset sale processes and capital partnering initiatives.
- Help coordinate transaction workstreams with internal teams, advisers, valuers, legal counsel and other external stakeholders.
- Opportunity to participate in discussions and engagement with existing and prospective investors, gaining exposure to investor communications and relationship management.
- Gain exposure to how major real estate transactions are originated, assessed, structured and executed within an institutional investment platform.
Funds Management Rotation
- Support the preparation and execution of fund business plans, connecting portfolio priorities, capital requirements and expected investment outcomes.
- Analyse fund and portfolio performance against budgets, forecasts and benchmarks, identifying the factors driving returns and emerging risks.
- Assist with investor reporting, presentations and queries, translating financial and operating results into clear explanations linking strategy and performance.
- Contribute to portfolio construction and capital-allocation analysis, assessing how acquisitions, disposals and asset investment may affect the fund’s risk and return profile.
- Support capital management work, including analysis of liquidity, debt, interest rate hedging and future funding needs.
- Help prepare fund governance papers and decision materials, bringing together investment analysis, portfolio performance and strategy.
- Work with Asset Management and Analytics teams to understand how asset-level decisions flow through to fund performance and investor outcomes.
Work with Capital Markets team on fundraising and product development, including investor materials, market analysis and the assessment of new investment structures aligned with investor demand.

- Analyse asset, portfolio and fund-level financial and operating performance against budgets, forecasts and benchmarks.
- Support the preparation of investor, client and management reporting packs.
- Assist with capital management analysis, including debt, liquidity and interest rate hedging reporting.
