The Opportunity
We are seeking an experienced, self-driven Commercial Sales & Leasing Agent to join our team as an Independent Contractor (ABN holder).
This is an autonomous arrangement offering competitive commission splits with uncapped earning potential. You will run your own pipeline and build your portfolio under the Vennard name with full brand support and no desk fees.
Key Responsibilities
- Prospect and secure leasing and sales mandates within the sub-1,000 sqm strata industrial sector.
- Manage end-to-end transactions: property appraisals, marketing campaigns, client inspections, and contract negotiations through to lease/sale execution.
- Build and maintain strong ongoing relationships with commercial property owners, tenants, and buyers across Western Sydney.
Requirements
- Valid NSW Real Estate Licence (Class 1 or Class 2 Real Estate Agent Licence required for commission-only arrangements under NSW regulations).
- Active Australian Business Number (ABN).
- Relevant commercial or industrial real estate sales/leasing experience (minimum 1 year preferred).
- Professional Indemnity Insurance coverage (or willingness to obtain prior to engagement).
- Own reliable vehicle, mobile phone, and laptop for autonomous field and remote work.
Remuneration & Engagement
- Structure: Independent Contractor Arrangement (Commission-Only / Performance Split).
- Earning Potential: Uncapped (Realistic OTE $100,000 – $300,000+ per year based on closed deals).
- Splits: Competitive tier structure discussed confidentially at interview.
Work Location
- Hybrid / Field-based across Smithfield, Wetherill Park, and Fairfield NSW.
