Purpose of the role
The Senior Conveyancer runs residential and development conveyancing files end-to-end, with a particular focus on private development transactions and off-the-plan sales programs for the firm’s developer clients. The role works under the supervision of the supervising property partner and alongside the firm’s trust and finance function.
Key responsibilities
- Manage off-the-plan sales programs for developer clients — prepare and issue contracts of sale, manage the sales pipeline, and coordinate with selling agents and purchasers’ representatives.
- Prepare and manage disclosure for proposed lots, including disclosure statements for community-titles schemes (BCCM Act) and proposed-allotment disclosure (Land Sales Act), and track variations and sunset dates.
- Handle private development transactions — land acquisitions and disposals, due diligence, subdivision and survey-plan registration, and related title searches and enquiries.
- Draft and review contracts of sale and special conditions (REIQ standard contracts and bespoke developer contracts).
- Manage settlements through PEXA, including pre-settlement searches, adjustments, requisitions on title and stakeholder coordination.
- Administer deposits and instalment requirements in conjunction with the firm’s trust function, consistent with the firm’s trust-account procedures.
- Liaise with lenders, mortgagees, financiers, agents and the parties’ representatives through to settlement and registration.
- Maintain matter records and file notes, and record time and billing accurately.
- Manage rescissions, terminations, extensions and contract variations across a high-volume pipeline.
Selection criteria
Essential
- Demonstrated experience as a conveyancer in a Queensland law firm (or comparable practice), running files end-to-end.
- Strong working knowledge of Queensland conveyancing — REIQ contracts, the Property Occupations Act 2014, the Body Corporate and Community Management Act 1997, Land Sales Act provisions, and titles practice.
- Hands-on experience with off-the-plan sales and developer / sell-side conveyancing.
- Proficiency with PEXA and electronic settlement.
- Excellent attention to detail and the ability to manage a high-volume pipeline to deadline.
Desirable
- Experience with private development transactions — subdivision, staged developments and community-titles scheme establishment.
- Exposure to commercial conveyancing and larger development structures.
- Familiarity with Smokeball (practice management) and InfoTrack (searches), and trust-accounting awareness.
Working relationships
- Reports to the supervising property partner; works alongside the property / commercial team and the firm’s trust and finance function.
- Liaises with developer clients, selling agents, financiers and external parties through to registration.
Supervision and compliance note
Conveyancing is reserved legal work in Queensland and is conducted under the supervision of an admitted principal; there is no separate Queensland conveyancer’s licence. Trust money, including deposits, is handled in accordance with the firm’s trust-account procedures and the Legal Profession Act 2007 (Qld).
Pay: $56,111.09 – $109,920.59 per year
