Job Summary
Barings Real Estate Australia is seeking an outstanding candidate to join the Investments Team function as a Senior Associate or Associate Director. This role reports to the Co-Heads of the Investments Team and is responsible for property analysis, financial modelling and detailed report writing. The individual will have direct access to transactions including deal screening and assessment across a range of property sectors and risk profiles plus exposure to portfolio, asset and development management functions.
A successful candidate for the role will have a desire to succeed in the property investment analytics field and have the capability to work in a dynamic team environment with multiple internal and external stakeholders. The role has long-term opportunities for progression and development within the organisation.
Primary Responsibilities

Deal screening and assessments across a range of property sectors including both existing properties and development sites and develop investment recommendations and present opportunities to senior stakeholders.

Assist with the full transaction lifecycle from negotiation and due diligence through to settlement.

Acquisition and investment analysis including running detailed acquisition feasibilities and financial models including DCF analysis, IRR and equity multiple modelling, development feasibility analysis, capital structures and return waterfalls and sensitivity and scenario analysis.

Running due diligence processes and preparation and delivery of acquisition investment proposals and divestment papers.

Support the Portfolio Management, Development Management and Asset Management teams, and contribute to the preparation of project control group reports and quarterly investor reports and presentations.

Assist with the annual business planning / budget process including work closely with Asset Management and Development Management teams to maximise investment performance.

Ad hoc economic, property and market research to support new acquisitions and investment proposals / ideas.

Assist with the acquisition pipeline process.
Qualifications

4-7 years of commercial real estate investment analysis working within a private equity real estate, investment management, developer, or institutional investor environment.

Bachelor’s degree required, preferably with a real estate, finance, business or mathematics emphasis.

Detailed understanding of a wide range of property sectors plus a strong transactional track record.

Ability to quickly assess opportunities and form informed investment views with limited information.

Advanced proficiency in Microsoft Excel.

High-quality writing skills.

Ability to produce detailed material and outputs with minimal input from senior colleagues.

Must be able to work independently and take ownership of tasks while still functioning well in a team and positively contributing to team culture and objectives.

Strong verbal communication skills and the ability to build effective working relationship with a diverse range of stakeholders both internally and externally.

Excellent problem-solving skills, keen attention to detail, high level of integrity, professionalism and pride in quality of work, with a willingness to learn.
