Role Overview
The Retail Manager is responsible for the ongoing retail management component Floreat & West Leederville. This includes building, maintaining and managing effective relationships with our retail tenants, monitoring and analysing budgets to assist with the management of the asset’s financial performance and delivering initiatives such as lease adherence, retailer engagement strategy, retailer assignments.
Duties & responsibilities
What this job involves –Delivery of the property's business plan objectives and supporting the execution of the operational and capital expenditure budgets.

Retailer Engagement & Centre Presentation
Develop a Customer Strategy & Engagement plan and communicate with retailers where applicable
Ensure the centre presents to a high level and communicate with centre departments to ensure items actioned
Collaborate with CML and identify usage gaps in centre offering to incubate prospective retailers
Ensure retailers comply with their lease obligations in terms of presentation
Retailer Relations
Drive the development of a Retail Engagement Strategy and implement initiatives with the support of the CM team
Proactively analyse the performance of retailers/precincts and make recommendations for improvements
Work with external consultants and implement any recommendations to improve retailer productivity and presentation
Coordinate retailers impacted by base building maintenance or works
Develop and maintain positive relationships with retailers to ensure that all opportunities are explored to improve productivity
Ensure retailers adhere to their lease terms
Analyse and review retailer performance and proactively manage poor performing retailers to minimise rental abatement requests
Analyse and review retailer performance and proactively manage those retailers who have the potential to improve their business model
Lead the Assignment of Lease process by working with the Centre Manager to review prepared documentation and meeting with the Assignees and Assignors
Manage and on board new retailers to the centre including prior to opening and stabilisation of tenancy performance
Implement, manage and monitor retailer educational workshops
Work with the Centre Manager on all retailer related issues as required
Seek resolution following customer complaints with retailers
Retail Management General Duties
Assist in the preparation of detailed asset plans, turnover forecasts, budget and financial reports
Through CALA raise rental invoices, sundry and interest charges and any lease administration
Check all rental statements before sending to tenants to ensure accuracy
Process all applicable charges for tenants in accordance with the lease and calculate and charge interest to tenant accounts when applicable
Raise purchase orders and set up of contracts in MRI when required and manage outstanding purchase orders report
Undertake reconciliation of tenant accounts when required
Ensure all AP Invoices are processed in a timely manner and coded to the correct account code. Follow up any issue raised by contractors in relation to their invoice. Ensure Operations Manager/Centre Manager has approved invoices before authorisation for payment
Compilation of tenancy set up form’s, sundry charges & credits etc. and any other forms required by Accounts Department for sign off by Centre Manager
Manage and actively pursue rental arrears. Update Portfolio Accountant with Lease and/or operating costs information in a timely and accurate manner pursuant to the Lease
Produce insights and trends on monthly and annual sales performance of retailers and any associated commodity groups
Maintain current knowledge of competitor activity, development and potential impacts
Contribute to the operational asset leasing process to ensure the vision is achieved in the retail mix
Financial delivery – work with the Centre Manager for the delivery of annual budgets, quarterly forecasts and financial reporting as required
Provide support to the Centre Manager and be the first point of contact in absence of Centre Manager
Be the point of escalation of management of high risk tenants, tenant arrears and rental abatements with the Centre Manager
Any other reasonable duties as required

Employee specification
Previous property management experience is highly desirable with a thorough knowledge of all property related functions
Current Real Estate Agents Representative Certificate or Real Estate License
Degree in Property, Business, Management or related discipline desirable
Has experience working in retail related asset or retailer environment
Excellent reporting and Microsoft Office skills, particularly in Excel
