Senior Investigator and Senior Inspector

Clerk Grade: 7/8
Employment Type: Ongoing, Full-time (Multiple positions)
Hybrid work arrangements: Parramatta or Gosford. Office attendance required 2–3 days per week.
Salary: Base $113,574 – $125,720 per annum plus superannuation

About you

Knowledge of the rental sector and relevant laws is welcome but not required

About the roles
These roles sit within NSW Fair Trading’s Rental Branch, in our compliance and enforcement teams. The inspector positions are within the Rental Taskforce and their focus is on tenancies covered by the Residential Tenancies Act 2010. The investigator positions are within the new Boarding House and STRA Team and are focused on people living in shared housing accommodation types including Boarding houses, and matters of the Short-Term rental Accommodation (STRA) Code of Conduct.

Both teams lead complex investigations and inspections into potential breaches of the law and undertake enforcement action including fines, warnings and referrals for prosecution and licensing.

What you’ll do

Lead and conduct inspections and complex investigations into breaches of rental laws including the Residential Tenancies Act 2010, the Boarding House Act 2012, the Property and Stock Agents Act 2002, the Short -term Rental Accommodation Industry Code of Conduct and relevant provisions of Competition and Consumer Act 2010 (Cth).
Collect, analyse and assess evidence to support enforcement and prosecution outcomes.
Interview witnesses and keep them engaged throughout investigation, prepare briefs of evidence and present findings in formal proceedings.
Provide high-quality advice and reports on investigative matters to senior executives and your peers
Collaborate with internal and external stakeholders to ensure fair, consistent regulatory outcomes.

To be successful in this role you will have the following skills:

Analytical capability – ability to interpret and apply legislation and evaluate evidence.
Communication – strong written and verbal skills, including report and brief preparation, with the ability to engage with customers and support vulnerable complainants through the investigative process.
Teamwork – ability to work collaboratively within a fast-paced regulatory environment to achieve impactful, timely regulatory outcomes.
Commitment to customer Service – working with diverse and vulnerable consumers with empathy and understanding

Essential criteria

Willing to train for Certificate IV in Government Investigations and/or inspection (done during work) or already have required certificate(s)).
A current NSW driver’s licence and ability to travel as required.

Salary Grade 7/8, with the base salary for this role starting at $113574 base plus superannuation
